We recommend appointments, but walk-ins are always welcome.

Applications can typically take up to 72 hours to be completed.

Application fee is $50 per adult over the age of 18 or married couple. Once approved, there is a $300 holding fee to hold your apartment for move-in; this holding fee will be applied to your security deposit at move-in. At the move-in, you will pay prorated rent for the month of move-in, any applicable rental item or pet fees, as well as any remaining security deposit and a one-time $75 administration fee.

Never feel that you are asking too many questions - the more the better! We want our community to be your home for a long time so please ask as many questions as you like.

We offer online payments for your convenience - you can do so via your bank account, a debit or credit card, or via our WIPS program that allows you to make cash payments at select local locations.

Each resident is responsible for setting up their own Duke Energy service as well as choice of internet provider. Your water/sanitation, and sometimes gas, will be billed directly to your rental ledger.

Yes — you are required to show and maintain proof of renter's insurance with $300,000 personal liability and $10,000 personal contents coverage. If you prefer, you can opt into our Master Policy, which covers these minimum requirements and is directly billed to your rental ledger monthly. The cost is $29 per month.

There are no utilities included with your base rent.

Information will be provided to you at the time of the application process with directions on how to set up all utilities.

Our apartment homes are all set up for both Spectrum and Alta Fiber.

Yes, please make sure to include their name as the reference on your application.

We want your apartment to be your home and, as such, understand and expect that you will have guests. Please make certain that your guests adhere to all policies and community rules during their visit.

Generally speaking, an 18-month lease will provide the most affordable monthly base rent option. There is no discount for paying in advance.

You will be required to place a security deposit for the new unit at the time of move in. Your old security deposit will be returned to you, per our company policy, within 30 days of move out and minus any final charges.

We do not allow subletting of apartment homes. You may, under certain circumstances and with prior management approval, explore the option of a lease assumption.

Section 7 of our lease agreement provides an option to buyout your remaining lease by meeting the following criteria: showing a zero balance on your rental ledger; providing a 60-day notice of intent to vacate that ends of the last day of the month; at time of notice, provide a buyout fee equal to 60 days' base rent; continue to pay rent on time and in full for the 60 days of your notice. If those criteria are met, at the end of your 60-day notice, you will be considered as having completed your full lease obligation and will incur no further charges for any remaining months of rent stated on the lease agreement and will not be charged turnover fees or forfeit deposit.

We offer leases anywhere from 6 months to 18 months.

We do have a process for companies wishing to lease a unit for their employees. 

Amenities

At DownTowne Living, you have access to amenities in all of our buildings — a full cardio and weight room, as well as the Golf Simulator and Recreation Room at The Lofts at Shillito and the outdoor pool and fitness center at The Gramercy.

Our pool is seasonal. The pool is open from 8 AM to 10 PM daily during the summer months.

Greenwich on the Park has limited availability in their garage at $125 per month. We recommend The Gramercy Garage or Park Place Garage for our residents and work with the city and management of those garages closely to offer the best deal to our residents.

All of our buildings offer a community laundry room. If you prefer to have in-unit washer and dryer hookups, please inquire at the time of your tour to be sure that units with those options are available for your move-in date.

Refrigerator, stove and microwave are all standard.

We work with Cort Furniture to provide furnished options for our residents.

Yes — please make sure to note that you wish to have the package held by the Leasing Office, and we will be happy to sign and hold it for pickup.

We have fitness centers located in The Greenwich, Gramercy, and Shillito buildings that all offer a wide variety of free weights, strength training equipment, and cardio equipment.

You may rent one of our community rooms for special occasions (please inquire at the Leasing Office for terms and rental costs) but those rooms are open and available for resident use at no cost on a daily basis. Quiet hours are 10 PM to 8 AM daily.

Pet Policy

Yes, we are pet friendly! Weight restriction of 50 lbs, two pets per unit, please inquire about our restricted breed list.

Pet rent is $35 per pet monthly; there is a one-time, non-refundable pet ownership fee of $150 and a one-time, fully refundable pet deposit of $150 both due at lease signing or when you bring your pet home.

Location

Our Leasing office is located at 151 West 7th Street, Cincinnati, OH, 45202. Parking is available directly across the street at The Gramercy Garage. If you would like directions from your part of town, please reach out and one of our Leasing Professionals will be happy to assist you.

Our Leasing Office is located on 7th Street between Elm and Race Street.

Yes — not only are there bus stops within a block of all of our buildings, but we are two blocks from the Cincinnati Connector Street Car - free public transportation.

We are just a few blocks north of Paycor Stadium, home to the Cincinnati Bengals, and a few blocks south of TQL Stadium, home to FC Cincinnati. We are a 15-minute walk from Great American Ballpark, 4 blocks west of the Aronoff Center for the Arts, and a quick 5-minute walk from OTR and a variety of delicious restaurants, bars, and Washington Park.

We are in Cincinnati Public School District.

Washington Park features a great bark park just a 5-minute walk north.

Kroger grocery store is a short walk from us, and we are lucky to have Sunshine Foods as part of our community, located at The Gramercy on Garfield.

Black Coffee Lounge is a short 4-minute walk north, Lydia's on Garfield is a 3-minute walk east on Garfield Place, and The Kidd Coffee Co. is a 4-minute walk north.

Maintenance

Before a new resident moves in, we thoroughly paint, clean, and maintenance all of our apartment homes, making any necessary repairs or updates, to provide the best living experience for our residents.

Yes, we offer 24-hour emergency maintenance and Monday through Friday on-site maintenance for all other service requests.

To place a service order, simply call the Leasing Office or visit your resident portal and submit an online request for service. If your request is an emergency (water leak, no heat, etc.) please call the main office line at any time of day and follow the prompts to our emergency maintenance on-call service.

Our maintenance team prides itself on completing most maintenance requests within 24 hours of receiving the request. If the service takes longer, we will communicate with you until the work is completed to your satisfaction.

No, but please keep pets away from the service area at time of request.

If you are locked out during business hours, please visit the Leasing Office to borrow a key to enter your unit. If you are locked out after hours, you will need to call a locksmith.

You may paint and decorate, within reason. We do ask that you return all painted walls to a neutral color at move out and do not make extreme alterations to the walls or flooring of your unit. We expect to patch minor holes from nails or curtain rods. We want you to make your apartment your home!
